Amazon Expands Presence in Ocala with $97 Million Warehouse Acquisition

Amazon has significantly bolstered its operations in Ocala, Florida, by acquiring a sprawling 1,085,280-square-foot warehouse for $97,675,200.

 

The facility, located at 3171 NW 44th Avenue within the Florida Crossroads Logistics Center, was purchased from Ocala 44 RRL, LLC.

 

This strategic move underscores Amazon's commitment to enhancing its logistics infrastructure in the region.

 

State corporate records indicate that Ocala 44 RRL, LLC is owned by LXP Industrial Trust, a company specializing in the acquisition and development of industrial real estate across the United States.

 

The warehouse, constructed by Red Rock Developments, boasts impressive features, including parking capacity for 393 semi-trucks, 210 dock doors, and 1,600 square feet of office space.

 

Notably, the facility was built without a signed tenant, highlighting the confidence in Ocala's growing logistics sector.

 

Amazon's expansion in Ocala aligns with the city's broader economic growth.

 

In 2024, over 6,422 new homes and apartments were approved or built in Marion County, reflecting a surge in residential development.

 

Additionally, the Ocala/Marion County area reported a 7.41% increase in single-family home closings in December 2024 compared to the previous year.

Amazon's latest acquisition is strategically situated near its existing fulfillment center and in proximity to distribution centers for companies like Chewy, AutoZone, and FedEx.
